DESCRIPTION:

The Assistant Building Operator is to assist and be responsible for the day-to-day operation of 2 Queen Street East, ensuring maximum energy efficiency and occupant comfort, while promoting predictive and preventive maintenance activities to decrease the need for emergency and corrective maintenance. The Assistant Building Operator will promote reliability and appearance of the property and associated systems, working towards reducing overall maintenance costs. Strong communication, interpersonal and organizational skills are required.

In addition, the Assistant Building Operator will assist the Sr. Building Operator and Operation Manager in managing and coordinating the daily on-site Operations and Maintenance. This position requires the Assistant Building Operator to be rotationally on call 24/7 and must be willing to work afternoon, evenings, and weekend shifts as needed or directed.

RESPONSIBILITIES:

  • Service tenant requests as they are dispatched by 310-SERV.
  • Reporting to the Operations Manager, with responsibility for the operation and maintenance functions within the property.
  • Keep abreast of industry advancements. In keeping with the standards of a AAA Complex, supervise review the day-to-day operation of the Operations and Maintenance departments.
  • Review daily maintenance records, logs, reports and provide direction for repairs, follow up and completion of work orders.
  • Supervise the HVAC and electrical equipment preventive maintenance programs along with the programming and administration of the lighting computer and the Building Automation Computer.
  • Assist the Sr Building Operator in developing and managing an operational budget and strategies. Obtain quotes and pricing for labor and materials as required.
  • Assist the Sr Building Operator in providing monthly Trend Analysis reporting on departmental activities (Brookfield Benchmarks), customer complaints, number service requests etc. Achieve company mandated benchmarks for Lighting, HVAC, Electrical and Maintenance.
  • Monitor new tenant construction through physical visits, and review of blueprints submitted by construction department and to perform Pre-& Post Construction inspections for all subsequent issues or deficiencies are recorded and reported to the Operation Manager.
  • Maintain a safe working environment, while performing good Housekeeping.
  • Effective team leader that demonstrates strong leadership skills and leads others in the implementation of safe work environment.
  • Complete other tasks as assigned by the Manager, Operations.
  • Embody and support Brookfield Properties’ Safety, Health and Environment Policy.
  • Proactively identify, manage, and mitigate hazards to reduce risk to the workplace.
  • Engage in training and continuing education to develop the knowledge, skills, and competencies required to work safely.
  • Take action to stop work if it cannot be executed safely or if conditions or behaviours are unsafe.
  • Immediately report SH&E incidents, near-misses, unsafe conditions, and/or at-risk behaviours to their supervisor; then diligently work to correct the problem.
  • Promote safe work practices and safe working conditions in accordance with all Brookfield Properties Safe Work Procedures.
  • Wear Personal Protective Equipment when required.

SERVICE / PERSONAL SKILLS:

Must be service driven, professional, people oriented, courteous with excellent communications skills, both verbal and written, to promote good customer relations, discuss problems, make recommendations, and prepare required reports. Displays ability to work well independently or in a team environment. Is analytical and detail oriented with advanced problem-solving abilities. Is comfortable in an environment of continual change and constant improvement. A self-starter who can work with minimal or no supervision and is able to work in a multi-tasking environment.

Well-developed analytical and technical skills, to determine specific equipment requirements and to perform efficient maintenance.

EXPERIENCE & TECHNICAL SKILLS:

  • Minimum 3-5 years’ experience working in a large commercial office complex.
  • Thorough knowledge in the operation and maintenance of HVAC BAS systems, Plumbing, Mechanical and Electrical building services, and Life Safety equipment.
  • Solid understanding of chemical water treatment theories and practices.
  • Ability to identify specific needs relating to Lighting or Heating Ventilation & Air Conditioning and subsequent resolution and documentation.
  • Diagnostic and repair skills to maintain equipment such as controls, pumps, boilers, cooling equipment, replace filters, lights, ballasts and snake drains.
  • Professional interaction with tenants for scheduling of repairs, requests, and services.
  • Ability to manage operational costs and monitor equipment operation efficiencies.
  • Interaction with contractors and monitoring their work; reviewing prints and documentation provided by the construction department.
  • Expected to keep up with changing technology and industry standards leveraging educational and development opportunities as required.
  • Proficient in Outlook 365, Word, and Excel documents and Angus Anywhere.
  • Ability to review and understand Mechanical and Electrical Drawings.
  • Must be able to work with power tools and have a hands-on mechanical skill set.

EDUCATION/DESIGNATIONS/LICENSES:

  • Seneca College Building Environmental Systems Operator Class I and II (BES I and II) designation or equivalent.
  • H&S Certification Class I & II would be an asset.
  • Secondary Diploma is required.
  • Valid Driver’s license.
