We are looking for a seasoned professional with experience in the food and beverage industry to join our Retail Leasing team in Montreal. In this role, you will lead leasing activities to create iconic dining and entertainment projects that strategically captures market share in the Quebec region at Quartier DIX30, Les Galeries de la Capitale and Les Promenades Gatineau, as well as Oxford’s Urban Portfolio in downtown Montreal.

Reporting to the VP Restaurant Entertainment & Urban Retail Leasing, you will be a key member of an engaged, high-reaching team, part of a world-class, winning culture that achieves first class results with a focus on providing the best customer experience.

As a member of this team, you will be responsible for:

Market Analysis

  • Works directly with the VP Restaurant & Entertainment & Urban Retail Leasing and team, Development Team, Asset Management Team and Site Management Teams to identify the primary target market for each development project and the preferred restaurant and/or entertainment use for each opportunity
  • Determines the greatest absorption rate for food and entertainment for each development project
  • Strategically determines the best restaurant and entertainment mix of concepts that will produce an optimal ROI for each asset
  • Partners with Asset Management and Data Analytics to ensure Co Owner requirements are met.

Financial Analysis

  • Creates financial proformas for each restaurant, entertainment and urban retail projects
  • Identifies opportunities to enhance overall property revenue through a strong tenant mix

Communication

  • Effectively communicates with all of the necessary stakeholders on pertinent issues and provides status reports on current projects
  • collaborates with internal departments (legal, asset management for example) to ensure documentation meets all Oxford approval requirements

Tenant Relations

  • Regularly visits a number of restaurant and entertainment tenants. Provides feedback to other senior management and executives on concerns or opportunities arising from these visits.
  • Balances the need for strong compliance to the company’s standards with an open and sensible approach to initiating review where appropriate.
  • Establishes new relationships with independent and multi-unit restaurant operators in the Quebec market and with those outside this area looking to launch here and seeks opportunities to introduce these operators to Le Quartier DIX30, Les Galeries de la Capitale and Les Promenades Gatineau; with retail concepts for the urban retail portfolio.

Leasing

  • Draft, negotiate, execute and establish the terms of accurate binding agreements with Tenants.
  • Execute on all renewals for all Restaurant, Entertainment and Urban Retail ensuring term consideration aligns with master planning for each asset.
  • Support Retail Leasing teams for Gatineau, Quebec and Brossard to assist in the strategic merchandising mix suitable for each asset.

To succeed in this role, you have:

  • Have 5+ years of experience in the restaurant and/or leasing industry. Experience with lease generation and contract negotiation are definite assets
  • A strong understanding of restaurant operational and building requirements.
  • Demonstrated knowledge of food and beverage players and industry trends
  • Bilingual, you have strong communication and negotiation skills
  • A strong drive to achieve results and to deliver the highest performance through creative thinking
